Greater Noida is the extension of the development format of Noida. Greater Noida identified as a future institutional and
commercial zone in the NCR. The blueprint of Greater Noida's development resembles that of Noida in more ways than one and developers are drawn to the area like moths to light. Availability of larger land parcels has lured the developers to explore the region for extensive group housing development. Till 2011, Greater Noida is expected to witness a fresh supply of about 11,200 units, equating to 20.62 million sq. ft. of residential space. This is about 12 percent of the total supply planned across the NCR. Approximately 58 percent of the total supply expected in Greater Noida over the next two years will enter the market in 2011, and half of the total expected supply will be accounted for by 3 bedroom apartments.

Greater Noida city's potential for development is being tapped by most Grade A developers across the NCR. Projects by the Jaypee Group, Omaxe, Unitech, Supertech, Eldeco, the NitiShree Group and Parsvnath constitute a major share of the upcoming supply. The Jaypee Greens, a golf course project by Jaypee, EHomes by Designer Arch Infrastructure, Panorama and Palacia by the Parsvnath Group, Palm Green by Omaxe and Horizon and Cascades by the Unitech Group are a few key upcoming projects in the region.

The infrastructure planning of Greater Noida is similar to that of Noida. Connectivity aspects, provision of water and power facilities have been the areas of focus in the development plan. As per the New Master Plan, abut 13 percent of the total land available in Greater Noida is to be used for development of ransportation facilities. Greater Noida enjoys connectivity advantages as it is linked to Delhi by the Taj Expressway. Acording to the New Master Plan, Greater Noida will be connected to FNG 24 by a 60 metre wide road, which will facilitate inter region trade. A 130 metre wide road links the north and south zones of Greater Noida and passes through the Zeta, Pi, Rio and Sigma sectors, improving their connectivity with all the locations within Greater Noida and thereby making them more attractive for residential development.

There are designated commercial and institutional sectors like the Knowledge Park I-IV and Ecotech Zones and IT Zones.
Besides the commercial zones, a number of retail developments are also adding value to the regioin's potential. Malls like
the Ansal Plaza, Omaxe Arcade and NRI City Centre are proving to be emerging shopping destinations in the region. As sectors Alpha, Beta, Pi and Sigma are closer to these commercial and retail developments, they are preferred residential locations.
